Ve vysp\u011bl\u00fdch zem\u00edch p\u0159edstavuj\u00ed nemovitosti a vlastn\u00ed bydlen\u00ed podstatnou \u010d\u00e1st bohatstv\u00ed dom\u00e1cnost\u00ed. Data z\u00a0trhu s\u00a0bydlen\u00edm jsou tak pro ekonomy a investory d\u016fle\u017eitou sou\u010d\u00e1st\u00ed celkov\u00e9ho obrazu o stavu ekonomiky dan\u00e9 zem\u011b.<\/em><\/p>\n

Investice do bydlen\u00ed je pro v\u011bt\u0161inu lid\u00ed jednou z nejv\u011bt\u0161\u00edch \u017eivotn\u00edch investic a vlastn\u00ed d\u016fm tak tvo\u0159\u00ed velkou \u010d\u00e1st majetku dom\u00e1cnost\u00ed. V\u00fdstavba byt\u016f tak\u00e9 pat\u0159\u00ed mezi v\u00fdznamn\u00e1 odv\u011btv\u00ed ekonomiky a pod\u00edl\u00ed se nezanedbateln\u00fdm pod\u00edlem na HDP v jednotliv\u00fdch zem\u00edch.<\/p>\n

Nap\u0159\u00edklad v\u00a0USA p\u0159edstavuj\u00ed v\u00fddaje na v\u00fdstavbu a p\u0159estavbu byt\u016f a obytn\u00edch dom\u016f, v\u010detn\u011b poplatk\u016f a dan\u00ed, kolem 5 % (v roce 2021 to bylo 4,8 %) z\u00a0celkov\u00e9ho HDP. V\u00fddaje na slu\u017eby spojen\u00e9 s\u00a0bydlen\u00edm, v\u010detn\u011b n\u00e1jemn\u00edch a komun\u00e1ln\u00edch slu\u017eeb, pak p\u0159edstavuj\u00ed bezm\u00e1la 12 % HDP (v roce 2021 to bylo 11,9 %). Trh s\u00a0bydlen\u00edm tak v\u00a0USA p\u0159edstavuje t\u00e9m\u011b\u0159 17 % HDP, p\u0159i\u010dem\u017e na sv\u00e9m vrcholu v\u00a0roce 2005 p\u0159edstavoval t\u00e9m\u011b\u0159 19 % HDP.<\/p>\n

Vliv na trh pr\u00e1ce<\/h2>\n

Bytov\u00e1 v\u00fdstavba m\u00e1 tak\u00e9 pom\u011brn\u011b z\u00e1sadn\u00ed vliv na trh pr\u00e1ce. Na sv\u00e9m vrcholu v\u00a0roce 2006 pracovalo v\u00a0tomto odv\u011btv\u00ed p\u0159es 1 milion osob. Po splasknut\u00ed realitn\u00ed bubliny tento po\u010det klesl skoro na polovinu (v roce 2011 to bylo 560\u00a0000 lid\u00ed), v\u00a0posledn\u00edch letech ale zam\u011bstnanost v\u00a0tomto oboru op\u011bt roste (na konci roku 2022 to bylo 903\u00a0000 lid\u00ed).<\/p>\n

Vliv trhu s\u00a0bydlen\u00edm na ekonomiku i finan\u010dn\u00ed trhy byl velmi dob\u0159e patrn\u00fd pr\u00e1v\u011b v\u00a0letech 2007 a\u017e 2009, kdy\u017e v\u00a0USA do\u0161lo ke zmi\u0148ovan\u00e9mu splasknut\u00ed bubliny a n\u00e1sledn\u00e9 recesi. I v\u00a0tomto p\u0159\u00edpad\u011b jsme mohli vid\u011bt, jak ceny nemovitost\u00ed mohou ovliv\u0148ovat celkov\u00fd ekonomick\u00fd r\u016fst. Vy\u0161\u0161\u00ed ceny nemovitost\u00ed toti\u017e vedou k\u00a0r\u016fstu investic do bydlen\u00ed, ale z\u00e1rove\u0148 podporuj\u00ed majitele dom\u016f ve vy\u0161\u0161\u00edm utr\u00e1cen\u00ed i v\u00a0jin\u00fdch oblastech ekonomiky.
